Note

We accept new-build and major renovation commissions from private clients, developers, and cultural institutions. Minimum project value: £800K construction cost.

HOW WE WORK

Inquiry

Submit a project brief via our inquiry form. We review all submissions and respond within 5 working days. If your project aligns with our practice, we arrange an introductory call.

Site Visit

For all residential and cultural projects, we conduct a site visit before proposing a fee. This is our chance to understand the context, topography, and constraints at first hand.

Fee Proposal

We issue a staged fee proposal aligned with RIBA Plan of Work. Fees are fixed per stage, not percentage-of-construction-cost. This protects both parties and aligns our interests.

Concept Design

We develop typically 1–2 architectural concepts that respond to the brief and site analysis. Concept design concludes with a formal design review presentation to the client.

Development & Technical

The agreed concept is developed into a fully coordinated technical design. We work with structural and MEP engineers throughout. All detailing is studio-authored, not delegated.

Construction

We remain closely involved during construction — issuing certifications, reviewing samples, and conducting regular site inspections. Quality control is not an afterthought.

We work with a small number of clients at any one time. This is intentional. It ensures that every project receives the full attention of the founding partners from start to finish.
